Roofing Contract Review and Risk Checklist

$59.00

Review the contract before the roofing operation inherits the risk.

The Roofing Contract Review and Risk Checklist gives roofing contractors a structured process for reviewing a proposed agreement before signing, accepting an award, purchasing materials or authorizing work that may commit the company.

The process brings management, estimating, operations and accounting into the contract decision while identifying matters that require qualified legal, insurance or surety review. It is designed to help the contractor understand the complete agreement, compare contractual obligations with the estimate and operating plan, document unresolved issues and carry accepted requirements into project execution.

The checklist addresses:

  • Complete contract package and revision control
  • Contracting parties and authority
  • Roofing scope, quantities, exclusions and interfaces
  • Existing conditions and responsibilities of other trades
  • Design and technical responsibilities
  • Site access, loading, staging and property protection
  • Changes, substitutions and extra work
  • Start dates, completion requirements and scheduling
  • Material availability, disruption and delay
  • Suspension, remobilization and protection obligations
  • Price basis, billing and retainage
  • Payment timing and cash exposure
  • Withholding, backcharges and downstream payment
  • Nonpayment and final collection requirements
  • Indemnity, damages and risk-allocation issues for legal review
  • Contractual notices and preservation-of-rights requirements
  • Insurance, endorsements, bonds and guarantees
  • Workmanship and manufacturer warranty obligations
  • Termination and closeout requirements
  • Final management approval and project handoff

The roofing-scope review connects the contract back to what was actually estimated. Roof areas, tear-off or recover work, deck requirements, insulation, attachment, membrane or roof covering, flashings, edge metal, drainage and penetrations are reconciled with quantities, exclusions, allowances and interfaces before commitment.

The payment review looks beyond the contract amount to billing requirements, retainage, payment triggers, deductions, change documentation, stored materials, supplier commitments and the conditions affecting final collection. Accounting evaluates the resulting cash exposure rather than assuming payment will occur according to the project plan.

The toolkit includes three working records:

CR A — Issue and Decision Record documents the contract issue, requested clarification or revision, operating exposure, specialist review, resolution and management decision.

CR B — Obligation and Notice Record transfers accepted contractual obligations into an accountable operating record with triggers, deadlines, recipients, responsibility and evidence of completion.

CR C — Approval and Project Handoff documents the final contract decision and carries scope, accepted exceptions, billing, notices, warranties, procurement and field requirements into project execution.
